This new commercial building is set to bring more than 450,000ft² of Grade A, BREEAM ‘Outstanding’ office space and premium retail provision to a prominent corner site just north of Moorgate Station. We’ve designed a dynamic 27-storey structure that integrates with the area’s existing urban grain and creates a bookend for the emerging cluster of towers around CityPoint. With its articulated form, varied floorplates and welcoming public realm, it will make a major impact on the ongoing regeneration of the area.

Our design features a series of stepped slices that protrude forward and recess back, facilitating a range of floorplates that can accommodate different-sized businesses. These stepped heights create space for five generous roof terraces, while balconies provide tenants with access to fresh air throughout the building. On entering the ground floor, users transition from a relatively grand entrance portal and reception area to more imitate spaces and seated areas. The site’s history of ropemaking and weaving is referenced through materiality and artworks, creating a cohesive design across the spaces.

The building has a strong vertical rhythm and steps up to 110m at its tallest point, with the ground-floor office entrances set back to create a striking double-height colonnade. Its form folds to create a new public space on the corner of Ropemaker Street and Finsbury Pavement, where animated retail frontages will foster a vibrant pedestrian environment.
