Reviving a retail destination

Our facade refurbishment and 2-storey rooftop extension for Lee Garden One, a 1990s luxury shopping centre in Hong Kong’s Causeway Bay, has transformed the user experience at this popular destination. The mall is client Hysan’s flagship property, and its refurbishment is a key part of wider regeneration plans for the area. Our design – which breaks down the massing and responds to the context of smaller buildings opposite the site – has not only uplifted the building’s street presence but also opened up the roof for the first time, delivering an inviting new social space for the public.

Our facade concept emphasises materiality and texture, with a neutral palette that complements individual brand facades. Locally sourced stone cladding, copper-coloured highlights and decorative mesh ‘lattice veils’ provide visual interest across the facade, particularly at the ground level along Lan Fong Road – human-scale details that have given new life to this elevation, enhancing the pedestrian experience of a street historically viewed as a service road.

The rooftop extension, meanwhile, has unlocked valuable indoor/outdoor F&B space, creating a new hospitality destination. Our ‘glass box’ design, which opens up rooftop space previously reserved for maintenance, acts as a beacon on top of the mall, drawing natural light into the shopping floors below and increasing lettable space. A green wall and integrated lighting further enhance the space, creating a welcoming hub people can enjoy throughout the day and night.
