This major mixed-use development on London’s South Bank brings together world-class workspace, cultural uses and public spaces to preserve and enhance its iconic location for the next generation. The scheme consists of a permeable 6-storey podium with 2 stacked towers, rising 13 storeys riverside and 26 to the south. The facade echoes the horizontal layering on the South Bank but with a lighterweight expression. Landscaping is integrated at all levels.
The workspaces accommodate up to 4,500 workers and are designed for wellbeing and collaboration. Tenants will have access to balconies and a communal roof terrace and benefit from openable windows and extra-high ceilings. The affordable ‘London Studios’ occupy the first three floors, providing a new centre for the production and showcasing of cultural media.
The public will have access to the London Studios performance spaces and a range of cafés and restaurants, as well as the rooftop restaurant and viewing platform. We’ve dedicated 40% of the site to public realm, which incorporates two new public squares and two new pedestrian routes.
The mixed-mode, all-electric building is designed to be net zero carbon in use and is targeting BREEAM 'Outstanding' and WELL Platinum. We’ve achieved a 20% reduction in the embodied carbon of the superstructure and a 40% improvement over Part L regulations.
