Make’s design embraces and respects the heritage of this unique setting, with the tower’s form complementing the surrounding architecture in scale, proportion and materials. The design is driven by a response to City-wide viewing constraints, particularly the ceremonial route from Fleet Street that protects views of St. Paul’s Cathedral.
The 4-storey masonry ‘street block’, with a Portland stone-clad base, reflects characteristics of similarly sized neighbouring buildings, while three elegant ‘blades’ atop it stagger in response to the Eastern Cluster to the north and the lower-rise buildings to the south. A new colonnade significantly widens the pedestrian route and surrounding public realm, enhancing connectivity between Leadenhall Market and Gracechurch Street and firmly rooting the building in its urban context. More than 700 bicycle spaces and lockers have been provided alongside electric charging points for vehicles. Four stations with London Underground and National Rail services are also accessible within a 5-minute walk. The level 4 public terrace will boast spectacular panoramic views of the market below as well as the surrounding cityscape.
Large open-plan office floorplates and high ceilings will maximise daylight penetration and views while providing functional and flexible adaptability for tenant fit-outs to deliver their own workplace of the future. The building incorporates a range of energy efficiency measures such as passive design, decentralised energy generation and the use of renewable energy technologies. Smart technologies are also used to control energy performance, with sensors monitoring air quality and adjusting air flow. These assessments look to reduce unnecessary consumption and resulting carbon dioxide emissions while addressing occupant comfort and wellbeing.
