我们在主体建筑上运用了多种外立面处理手法,并设计了退台和露台。我们保留了Whitfield街一侧部分原始砖砌立面,以单元化的混凝土板块完成了建筑一半的外立面,剩余部分则为新建的灰色和黑色砖砌立面。建筑的主入口一个完整的耐候钢结构。
建筑内部的空间围绕着单一中央核心筒排布,其间穿插了三个通高中庭。在室内设计中我们选用了与建筑外部相同的材料组合,包括带有木板纹理的混凝土、裸露的钢结构和木制地板。我们还在高层设计了多个屋顶露台供住户使用。我们对结构机电空间进行了集约化设计,最大限度地提高了楼层净高。我们还为建筑配置了全电气化机房。
项目的住宅部分由主体建筑东部的角落和Asta House组成,包括可出售私人住宅、可租赁私人住宅以及保障性住房。住户可以使用共享屋顶露台、私家屋顶露台和新建的诗人公园。
夏洛特街80号原为位于夏洛特街保护区内的一座邮局,我们的设计方案需要很好地传承其历史文脉,而不仅仅是为这个地区再添一座毫无个性的大型方盒子建筑。我们以多个彼此相连的建筑和错动的露台来表现建筑原有的特征。我们还保留了原建筑的部分外立面,以此致敬项目场地的历史。
我们在原来庭院的位置设计了一个中央核心筒,围绕核心筒周围布置了大进深的办公空间。在靠近核心筒的位置,我们设计了三个中庭,为建筑内部带来自然光和新鲜空间。

尽管项目受到控规文件中关于女儿墙和层高的种种限制,我们希望力争达到British Council for Offices关于大进深办公空间净高2.7m的标准。为此我们与项目工程师Arup合作,设计了600mm高结构机电空间,选用了纤薄的150mm厚水泥楼板(而非标准厚度250mm),并将机电区压缩到仅300mm高。结构梁的跨度和柱网尺度也从标准的9m x 9m或9m x 10.5m相应地调整为9m x 6m。节省出来的空间成为了一个新的楼层,表明了小尺寸结构柱网在空间利用率和隐含能源效率方面的优势。
该项目的总设计师Make建筑师Jason McColl表示:“我们的设计展现了这个独特的街区之中建筑的风采。我们将建筑原有的外立面与新的外立面有机结合,谨慎地挑选材料,反映项目所在地区的特征。最终我们在费兹罗维亚区的中心区域为大家呈现了别具一格的综合体建筑。”

我们设计的办公空间规整有序、轻盈简洁,在水平和竖直方向上彼此连通。位于建筑中心位置的三个通高中庭取代了原有的庭院,为每个楼层带来自然光。员工和访客经过主入口的双层空间进入主中庭后,便能立即对建筑的体量有一个直观的感受。在入口处我们设置了丹麦橡木地板和定制真皮座椅,与商业办公楼层裸露的结构梁、结构柱和机电区等工业风格设计形成对比。

住宅的室内设计融入了工业风格,在保留原建筑特点的同时结合了现代元素。具体设计细节包括中性色调的色彩组合、锻铁窗框和壁炉格栅、烟熏橡木入户门板、锯切纹木地板、槽纹木制面板等。我们精心修复了建筑原有的水磨石楼梯,并设计了六层通高的吊灯悬挂在楼梯间。在大堂,我们同时使用了复古的意大利灯饰和定制的真皮座椅,使人们一进入建筑内部就能感受到温馨的氛围。在公寓内部,我们将储藏空间整合到墙体中,并为衣柜赋予了隔墙的功能。在一些公寓中,我们将洗手间置于中部,将厨房、衣柜和储藏空间围绕其排布,使布局紧凑温馨;在另一些公寓中,我们设计了灵活的开门,使空间可以根据住户的需要而打通或分隔。
参与该项目的Make建筑师Kunwook Kang认为:“项目的体量和设计既富于现代感又具有亲和力,在这个热情的时尚之区打造了有温度、有个性的居住空间。在建筑设计中,我们使项目的色彩和体块与周围环境保持和谐。在室内设计中,我们注重材料的选择。我们充分利用了建筑原有的特征,并辅以新元素,打造了风格流畅一致的室内空间。这样的居住空间不仅实用、高效,同时令人身心愉悦。”
