Make’s plans for 225 Marsh Wall approved

Plans for Cubitt Property Holdings 46 storey tower in the Isle of Dogs have been approved by the planning inspectorate.

The residential led mixed use development at 225 Marsh Wall, designed by Make Architects, will deliver 332 one, to four-bed apartments, including on-site affordable homes and amenities and gives over 50% of the site to the public open space.


Acting as a sister tower to our Madison Building, which is due to complete in 2020, it was designed to establish an intermediate scale between the taller Canary Wharf cluster to the north and other tall buildings to the south.

It incorporates a nursery, retail and external play areas as well as, in contribution with other proposals for the area, improving permeability and better access to the waterfront.

Represented by Forsters, Cubitt’s proposals were taken to public inquiry following the 2017 decision by LB Tower Hamlets strategic development committee to reject councillors advice and decline consent.

The planning inspectorate report stated: “The building has been designed to an exemplary standard, making a significant new place and improving the quality of the Isle of Dogs cluster.

“A built development of this quality, seen in conjunction with the Madison tower ‘bookending’ a public park, would create an identifiably distinct place, making a major contribution to the character and quality of the Marsh Wall street scene. The tower would be an attractive feature of the local area.”


Frank Filskow lead architect said: “At a time when it is agreed that more homes need to be built, that provide amenities and community benefits, we are delighted with this result. This is the first time we have used Virtual Reality to help the inspector assess the scheme on site and it made a real difference.

This will make a great sister building to The Madison which we also designed for LBS Properties and fits with the wider masterplan for the area, delivering wider benefits for the community including a nursery and retail.”
