Eden achieves 5.5-star NABERS Design for Performance

Our design for Eden, a new 12-storey workplace scheme for English Cities Fund (a joint venture between Muse, Legal & General and Homes England), is continuing to raise the bar for workplace design, achieving a record-breaking 5.5-star NABERS Design Reviewed Target Rating. Currently on site in Salford, Eden is the first new-build project in the UK to achieve the certification, making this a significant milestone for the project and the team.

From the early design stages, we worked closely with sustainability consultant Cundall and our client, English Cities Fund, to iteratively refine the design to reduce operational carbon and enhance efficiency wherever possible. Materiality, fittings and fixtures, and the building’s water consumption were all key areas where we were able to reduce operational energy. Myriad other decisions along the way, small and large, all added up to help us achieve our target.

Rahul Vishwakarma, project architect, said: “It’s been such a rewarding experience seeing Eden develop and come to life over the last three years, and this rating proves to us that all the modifications, decisions and savings we’ve made from day one have absolutely been worth it. Eden is such a unique and exciting project for us, so we’re thrilled it’s been recognised by NABERS.”

Phil Marsden, Director of Project Management (North West) for Muse, said: “Eden’s creation was motivated purely by the ambition to build the UK’s most sustainable and environmentally considerate commercial building. We are thrilled with the result and have learnt so much; learnings we look forward to sharing with our sector to help build a brighter future, together.”

Established in Australia in 1999 and launched in the UK in 2020, NABERS assesses the operational efficiency of commercial buildings. Its one-to-six-star rating compares buildings’ energy performance, with each rating determined through an independent design review.

Following the Design Reviewed Target Rating, the next step for Eden will be the NABERS Energy Rating, which is determined after 12 months of monitoring the building once occupied.

Eden’s living wall – the largest in Europe – is almost fully installed, and the building is expected to reach practical completion later this year.
